      What is short-term rental or tourist rental?

      The short-term rental contract is a rental contract for a property for residential use, lasting no more than 30 days.

      What are the advantages compared to traditional leasing?

      The main advantages are three:

      • Flexibility : traditional rentals have a significant duration (4+4), a very long time during which you may need your home for any reason. Short-term rental is much more flexible: it gives you the possibility of having your property returned without being tied down in any way.
      • Security : in traditional rentals, tenants’ non-payment of rent reaches peaks of 50%, with the short-term rental formula the payment is paid in advance by the guest. You will no longer have worries about the solvency of those you host in your home.
      • Higher income : choosing Hello means collaborating with a team of professionals who know how to manage your home, cleaning and maintaining it with care. We know how to enhance your ads by improving their position and visibility. All this translates into a constant rotation of guests who ensure incomes at least 30% higher than traditional rentals.
      How much can I earn from it?

      Based on the history of the properties we have managed over the years, we have found an increase of at least 30% in profit compared to traditional leasing.

      What taxes am I required to pay?

      The income from short-term rental payments can be taxed according to two different methods: the tax return or the flat rate tax.

       

      • Income tax return (ordinary regime): the taxpayer enters the fees received in the RB section of the annual return, ensuring that these are cumulated with any other income for the determination of the progressive rate by brackets.
      • Flat tax rate of 21%: the taxpayer does not have to enter the fees received for short-term rentals, but pays a fixed tax of 21% on the income produced. Also in this case we assist you as withholding agents and taking care of your accounting.
      Can I reserve my apartment on certain dates?

      Yes. You will have your personal account within our management system from which you can reserve calendar periods without limits in total autonomy.

      You also have the option to temporarily suspend the service in case you need it.

      How do I check reservations?

      The owners area of our management system gives you many possibilities:

      • monitor the calendar (bookings, payments, arrivals, departures) and sales prices in real time
      • Receive automatic emails when making a new booking and/or cancellation
      Who pays for the cleaning?

      The item ‘cleaning costs’ constitutes an additional cost entirely borne by the guest.

      What if something breaks?

      One of our assistance representatives intervenes in case of small repairs (bulb to be changed, shutter stuck, etc.), in case of more serious breakages we contact professionals with whom we collaborate.

      How much does Hello's service cost?

      There are no fixed costs.

      Our compensation is calculated net of portal commissions and cleaning costs and corresponds to:

      • 15% + VAT for B&Bs, guest houses and hotels
      • 18% + VAT for tourist apartments.
      How can I withdraw from the contract?

      With a simple communication, we ask you for 30 days’ notice in order to manage the bookings that have already arrived. There are no penalties.
